Lately, I’ve had multiple transactions where home inspections revealed significant issues. It’s easy to spend money on aesthetic upgrades, but no one enjoys shelling out thousands for the less exciting (yet crucial) fixes—think drainage, roofs, plumbing, and other functional necessities. These are the things buyers rarely notice when touring homes BEFORE writing an offer, but they can make or break a deal.

Home Maintenance tips
Clean/Replace Air Filters and Service AC: Swap out or clean air filters to keep air flowing fresh for spring, and have your AC system checked by a pro. With San Diego’s warm months ahead, this combo ensures your home stays cool and efficient—whether you’re a renter or owner.
Inspect and Clean Gutters: Clear out debris from winter to keep water moving freely. Even in San Diego’s milder climate, clogged gutters can cause headaches during surprise spring showers. Check for any roof damage while you’re up there.
Check for Moisture Under Sinks and Inspect Angle Stops: Look under sinks for dampness or mold—common in humid areas—and report issues to a landlord if renting. Also, angle stops (those little valves under sinks and toilets) get flagged in nearly every home inspection. Check them for corrosion or leaks, and call a plumber if you spot trouble to avoid bigger problems down the line.
