3-2-1: Merry Christmas, Happy Hanukkah & Happy New Year!

3-2-1: Merry Christmas, Happy Hanukkah & Happy New Year!

December 26, 2024

Happy Thursday!

I hope you had an amazing Christmas, Hanukkah & have a happy & healthy New Year next week. This will be the final 3-2-1 of 2024. With that, I want to say how grateful I am for you. My "newsletter" is far from big, but it's powerful! A whopping 80% of you open this email every week (on average a big newsletter can expect 20-25% open rates on the HIGH end).

I'm a firm believer in the idea of 1,000 TRUE Fans (see KK's original blog post from 2008). TLDR: Having 1,000 raving fans, friends, or followers—whatever you want to call them—is far better than having millions of people only semi-interested in your work.

I have a favor to ask: Since you’re opening this each week, are there any questions I can answer or topics about North County SD or real estate you’d like to see more of?

Is there someone you think would find this newsletter valuable? If so, please consider sharing it with them.

My goal is to make this as valuable for you as possible!

I'll skip the typical 3-2-1 format this week. Here are the market stats for your viewing pleasure! When we get the final stats on 2024 I'll be sure to share the year in review.

1 Tip or Thought

I couldn't leave without sharing 1 thought!

Did you know: Around 70% of gift cards are used within six months, but 10-19% of balances go unused, and 6% of cards never see the light of day (probably in the abyss that is the junk drawer).

The Economics Of Unused Gift Cards

You likely gave or received gift cards during the holiday season. Don't forget to use them!

Merry Christmas again & Happy Holidays!

February 20th, 2025 Happy Thursday Friendly reminder that real estate is always HPYER LOCAL. Regardless of what's going on in the rest of San Diego County, or the Nation... [don't believe all headlines] North County is booming. I took clients to this property this past week. List price $2,250,000. 3 bedroom, golf course views just under 3k sqft in La Costa. It wasn't a great fit for them, but apparently, it is for others. They got multiple offers over ask. 60+ groups at the open house over...

February 13th, 2025 Happy Thursday Mortgage rates jumped after yesterday’s inflation report showed the Consumer Price Index (CPI) was higher than expected. Finance folks, you can skip ahead. But for the rest of us, here’s a quick breakdown: Mortgage rates are tied to bonds, and inflation is their worst enemy. Bonds are "fixed income" investments—think of them like an investor buying a mortgage at a set interest rate. Here’s why that matters: If an investor earns $100 today, that might cover a...

February 6th, 2025 Happy Thursday Who’s moving right now? It might seem like an odd time of year for a move, but there are always five groups on the move—we call them the “5 D’s”: Diapers, Diplomas, Diamonds, Divorce, and Downsizing. Baby boomers, a generation of approximately 73 million Americans aged 60-78, own around 38% of U.S. homes. This makes them a significant factor in the housing market and a potential source of future inventory. By 2035, experts estimate that the number of homes...
