A Smart Mindset Shift

Timing’s not the problem—clarity is.​
No one ever feels 100% “ready.” The idea that sellers are slashing prices 20%?

Not reality. But leverage shifts fast. If you're the only offer and a seller needs to close to buy their next place, you’ve got room to negotiate.

If that seller gets ONE other offer in a "cooling" market, it doesn't matter. The price just went up due to competition. Now, that doesn't mean it's OVER asking. It's all relative based on the initial pricing strategy.

San Diego also plays by its own rules.

Pre-inspections? Rare (unlike Norther California). The second negotiation, post-inspection, is where the game really begins. Roof, plumbing, HVAC, if something’s off, we’ll push for credits or repairs.

You don’t have to overpay, but you do need to play smart.
