Behind the scenes: When slow markets build real confidence

Sometimes the best moves come after a long pause.

This weekend, I had a client making a huge life transition. Leaving his home of 30+ years and relocating to North County. We wrote an offer slightly under asking. The sellers countered. And here's the twist: it was a multiple counter, which meant another offer was in the mix… but no details on how strong it was.

He hesitated. Was it legit? Were we being played?

After some back-channel digging, I found out the other offer was higher, but our terms were stronger. So we moved. Decisively.

What helped him pull the trigger? Simple. We’d walked the property twice. He had time to feel it. In the frenzied markets of the past, that just didn’t happen.

This “slower” pace? It’s giving buyers space to make clear-headed decisions—and in this case, it sealed the deal. We're in escrow and doing a home inspection tomorrow. Super excited for my client on this one!

And yes, some properties are still getting multiple offers in this "slow" market.

Here’s what’s happening in real estate today:

3 properties to watch, 2 news updates on market trends, and 1 thought-provoking insight from me + a snapshot of current market conditions.

Encinitas, CA 92024

Right across from Pannikin. 🚲 Quick ride to the beach.
This brand new Leucadia spot nails the lifestyle checklist: coastal-close, modern finishes, turnkey-ready. Yeah, it’s tight to neighbors, but the walkability and location? That’s the tradeoff. Ideal for buyers who want style and access without the remodel hassle.

3586 Garfield St,

Carlsbad, CA 92008

$2,295,000

One block from the beach. Spacious feel. You know those beach homes that actually live bigger than they look? This is that. Set just a block from the sand in Carlsbad Village, these units have great flow and tons of natural light. Rare combo of walkability and breathing space.

5968 Ladys Secret Ct

Rancho Santa Fe, CA 92067

$19,850,000

The more time I spend in this house, the better it gets (shocking, I know). My friend Kyle Doan built this and man, whoever buys this is one lucky individual! Just look at it...

In a first-of-its-kind move, the FHFA just directed Fannie Mae and Freddie Mac to prepare for accepting crypto as a mortgage asset. It’s a shift that could unlock homeownership for a slice of the crypto-rich, and inject new capital into the housing market. Volatility remains a risk, but the doors just opened wide.

The Memes online are great...

Fed Chair Jerome Powell told Congress they’re not rushing to cut rates—but cracks are showing. Some Trump-appointed governors are now signaling a cut could come as soon as July. With inflation easing and the job market softening, markets are betting on at least one rate cut by fall. That could nudge mortgage rates down and spark movement from buyers and sellers alike.

They are still watching inflation as he said:

The effects of tariffs "could be large or small. It is just something you want to approach carefully. If we make a mistake people will pay the cost for a long time."

1 Tip or Thought

Tip of the Week: Don’t mistake quiet for dead.

Spring felt off. Summer started slow.

But here’s what I’m seeing now: momentum is quietly building. School’s out. Vacation windows are closing. And buyers who have to make a move this summer? They’re finally stepping in.

This isn't the wild rush of a typical spring, but don’t let the headlines fool you....there’s movement under the surface.

Especially here in San Diego. The weather has been absolutely perfect which makes moving here even easier!

July 31th, 2025 Happy Thursday All eyes were on the Fed decision yesterday. No rate cut (yet) for the 5th time in a row, but the tone is shifting. Fed Chair Powell said this about mortgage rates: It’s a subtle but important note. While the Fed doesn’t directly set mortgage rates, their messaging drives bond markets, and that’s what really moves the 30-year fixed. For buyers, this is a signal: the floor may be forming. We might not see a dramatic drop, but the big jumps are likely behind us....

July 24th, 2025 Happy Thursday I recently toured a home listed at $30 million. The owner, a designer with a 40-year career, said this was the culmination of everything she had ever learned, $20+ million poured into the build, every inch was WOW... It’s a bold bet. Rancho Santa Fe is one of the few places where this kind of vision might land. It's not Beverly Hills or the Hamptons, but it attracts people who value privacy, space, and security over flash. And while most people won’t buy a $30...

July 17th, 2025 Happy Thursday A few weeks ago, I had a buyer get cold feet and cancel escrow. We were at the top of his budget. The house was nearly turnkey, needed some window repairs, but nothing major. Still, my usual inspector cancelled morning of, and the backup inspector painted a picture that spooked my client. Fast forward to today, we’re in escrow on a different home. This one, pre-inspected, fully repaired, and owned by sellers relocating for work. It’s almost poetic. Sometimes, a...
