Behind the scenes: When slow markets build real confidence
Sometimes the best moves come after a long pause.
This weekend, I had a client making a huge life transition. Leaving his home of 30+ years and relocating to North County. We wrote an offer slightly under asking. The sellers countered. And here's the twist: it was a multiple counter, which meant another offer was in the mix… but no details on how strong it was.
He hesitated. Was it legit? Were we being played?
After some back-channel digging, I found out the other offer was higher, but our terms were stronger. So we moved. Decisively.
What helped him pull the trigger? Simple. We’d walked the property twice. He had time to feel it. In the frenzied markets of the past, that just didn’t happen.
This “slower” pace? It’s giving buyers space to make clear-headed decisions—and in this case, it sealed the deal. We're in escrow and doing a home inspection tomorrow. Super excited for my client on this one!
And yes, some properties are still getting multiple offers in this "slow" market.

Inventory keeps building, but pending and closed sales slipped...signs that buyers are hesitating. Still, homes prepped and priced right are moving.

It’s a shift that could unlock homeownership for a slice of the crypto-rich, and inject new capital into the housing market. Volatility remains a risk, but the doors just opened wide.

Fed Chair Jerome Powell told Congress they’re not rushing to cut rates—but cracks are showing. Some Trump-appointed governors are now signaling a cut could come as soon as July. With inflation easing and the job market softening, markets are betting on at least one rate cut by fall. That could nudge mortgage rates down and spark movement from buyers and sellers alike.
They are still watching inflation as he said:
The effects of tariffs "could be large or small. It is just something you want to approach carefully. If we make a mistake people will pay the cost for a long time."

Tip of the Week: Don’t mistake quiet for dead.
Spring felt off. Summer started slow.
But here’s what I’m seeing now: momentum is quietly building. School’s out. Vacation windows are closing. And buyers who have to make a move this summer? They’re finally stepping in.
This isn't the wild rush of a typical spring, but don’t let the headlines fool you....there’s movement under the surface.
Especially here in San Diego. The weather has been absolutely perfect which makes moving here even easier!
